Install-Maintain-Report Ltd is a new company run by someone who is not new to the work. Lee Chadwick has spent more than ten years installing, servicing and repairing power operated pedestrian doors for a national contractor, most of it on local authority estates where the paperwork has to be as good as the job. He now brings that work to Yorkshire, Lancashire and Greater Manchester, with the same standards and a phone number that reaches the engineer.

Most door faults are diagnosed on the first visit when the person looking at the operator has seen that fault a hundred times before. That is the difference a decade makes. You deal with one company for the survey, the installation, the servicing and the repairs, so there is no installer blaming the maintenance firm and no maintenance firm blaming the installer.

We work on all the major makes, including doors whose original installer has moved on or will only touch their own brand. If it is a power operated pedestrian door, we can look after it.

We survey the entrance, recommend the right operator for the footfall and the people using it, and fit sliding, swing and low-energy systems from the major manufacturers. An existing manual door can usually be converted rather than replaced, which is the quickest and cheapest route to meeting your duty under the Equality Act 2010.

Servicing, repairs and call-outs on every make, whoever fitted it.

Belts wear, sensors drift and closing forces creep up without anyone noticing, until the door hurts someone or stops. Planned servicing catches these early. When something does fail, you get an engineer who has seen that fault before and carries the common parts in the van.

A written record after every visit, measured against the current standard.

Every service and inspection ends with a report: what we tested, the force readings we measured, what passed, what needs attention and by when. It is the document your insurer, your auditor and the Building Safety Act golden thread all expect you to have, and it is the reason the word is in our name.

The numbers a compliant door has to meet.

BS EN 16005 is the British and European standard for the safety in use of power operated pedestrian doors. It is a standard rather than a statute, and it is the benchmark the HSE, the courts and your insurer measure a door against after an accident. These are the checks we make and record on every visit.

  • 1.69J Kinetic energy limit for a moving leaf We measure closing force with a calibrated gauge accurate to 10 N. For a swing door that means at least three seconds from closed to 80 degrees.
  • 1m Minimum detection distance The door must see a person at least a metre away, and 1.5 m on an escape route, so it is fully open in time. We test with the standard CA and CB test bodies.
  • 8mm Finger and body gaps Gaps must be closed, kept under 8 mm, or opened beyond 25 mm. Anything in between gets a guard, a rubber profile or a sensor.
  • 5s Opening on a power failure Sliding doors on escape routes must open within five seconds and stay open. A swing door must open by hand with no more than 150 N.

How often should a door be serviced?

Once a year is the minimum the standard’s guidance points to. It is a floor, and a busy entrance needs more. This is the schedule we start from before we have seen your door.

BS EN 16005:2023 and its 2024 amendment also require maintenance in line with the manufacturer’s specification, which we check for your operator before we quote.

Is automatic door servicing a legal requirement?

BS EN 16005 is a standard rather than an Act of Parliament, and it is the recognised route to meeting your duties under the machinery and workplace regulations and the Health and Safety at Work Act. It is also the document insurers and courts refer to after an incident. The standard says safety functions must be maintained and points to at least one inspection a year by a competent person.

How often should my doors be serviced?

Once a year is the minimum. A supermarket entrance doing thousands of cycles a day needs quarterly attention, and a health centre or care home usually needs six-monthly visits. We agree the interval from how the door is used rather than from a price list.

Do you work on doors you did not install?

Yes. We service and repair all the major makes, including doors whose original installer has gone or will only touch their own brand.

What do I get after a visit?

A written report listing the tests carried out, the force readings, what passed, what needs attention and when we recommend it is done. Keep it with the door’s log book. It is what an inspector or an insurer will ask to see.

Can you take over an existing maintenance contract?

Yes. Send us the current schedule and the last report, and we will quote to continue it or improve it.

Do you cover my area?

Yorkshire, Lancashire and Greater Manchester. If you are a little outside, ask. We will give you a straight answer on whether we can reach you in a sensible time.
